Homeowners selling without an agent aided by new publication


SYRACUSE - Homeowners and buyers seeking a direct connection can find each other in a new publication. CNY Fisbo Home Journal features for-sale-by-owner home listings in Onondaga County.

The publication takes its name from the "FSBO" acronym used in the real-estate trade to designate "for-sale-by-owner" properties. -Such listings eliminate the fees that would go to realestate brokers from a traditional sale.

Entrepreneur Amber Spain, who also owns Spain Marketing Solutions, Inc., started the publication after selling her own home. She'd seen similar publications in other markets and thought the idea might work well in the Syracuse market.

"There was no single place to advertise a home," Spain explains, "You just put out the sign and put in a newspaper ad and hope that someone sees one of them."

If CNY Fisbo Home Journal is successful in Onondaga County. Spain plans to add editions for surrounding counties.

A strictly FSBO publication allows people who want to avoid agent commissions connect with each other. In addition to home ads and photographs, CNY Fisbo Home Journal also features editorial content on topics relevant for home buyers and sellers.

CNY Fisbo Home Journal is free and will appear monthly. The fullcolor preview issue is eight pages. The next issue should be 24 pages, says Spain. The first 15,000 copies hit 100 locations across Onondaga County on March 4.

Spain makes her money through home ads and from advertisers who want to reach home buyers through the magazine. She's targeting attorneys, paving, homeimprovement, and other contractors catering to homeowners.

CNY Fisbo's Web site (www.cnyfisbo.com) allows users to search FSBO homes and download the latest issue in .pdf file format. Listings on the Web site are arranged using telephone numbers as file numbers.

Wayuga Community Newspapers is printing the publication for Spain. The project cost her about $10,000 to get started. Spain financed the publication through a line of credit from Bank of America.
