For Sale by Owner Real Estate Tips From FSBO ChannelsT

ORLANDO, Fla. -- As more real estate sellers choose the "For Sale by Owner" option to sell their homes, FSBO Channels[TM] receives an increasing number of requests for tips on selling your own home.

The following For Sale by Owner tips are offered for the consideration of all FSBO real estate sellers:

Hire a Real Estate Attorney

A qualified real estate attorney should be hired upon your decision to sell your real estate. Your attorney can counsel you throughout the process as needed, provide you with invaluable professional and legal expertise, provide necessary documents and agreements, perform a title search, obtain Title Insurance, represent you at closing, and much more.

There is free and excellent information about "Preparing to Meet with a Real Estate Lawyer" from Lawyers.com available at the following link: http://real-estate.lawyers.com/Preparing-to-Meet-with-a-Real-Estate-La wyer.html (Due to its length, this URL may need to be copied/pasted into your Internet browser's address field. Remove the extra space if one exists.)

Getting Ready

Take a close and objective look at your home's interior and exterior appearance, remembering that you only have one chance to make a positive impression on a buyer. Get rid of any clutter, organize the cabinets and closets, give the home a thorough cleaning from top to bottom, clean and organize the garage, clean up the yard, trim the bushes and trees, and fix anything that needs fixing.

The potential buyers that are looking at your home are making mental notes of things that need to be done, how much it is going to cost, and they ask themselves, "Do I want to go through it?". By removing all of your home's negatives, you thereby create a positive perception of your home in the buyers mind.

Get Inspected

You don't want any surprises down the road that might end a potential deal, so have a certified home inspector inspect your home prior to listing it. If the inspection reveals a problem, have it repaired before they complete their report so they can give your home a clean bill of health.

When you can provide each potential buyer with a copy of a certified report of your homes good condition, you are eliminating all doubts or concerns they might have.

Price It Right

The price you put on your real estate will, in most cases, determine how long it will take to sell the property, if it sells at all. Putting too high a price on the property will discourage many potential buyers regardless of their interest in the property.

Pricing your home got a lot easier with the launch several months ago of Zillow[TM] who provides free and instant home valuations at http://www.zillow.com. You can get an instant valuation of your home and the homes in your neighborhood. In most instances, Zillow is fairly accurate in its valuations, making this free service a very valuable tool for all buyers and sellers.

When real estate is properly priced, it tends to sell much more quickly because interested buyers realize that others will recognize the value and act upon it if they don't.

Exposure, Exposure, Exposure

Getting your FSBO listing as much exposure as possible is imperative in getting a quick sale. The best exposure for your listing will come from the internet where 80% of all buyers and sellers begin the process. There are many "For Sale by Owner" websites that charge a variety of fees, as well as several FSBO websites such as FSBO Channels http://www.fsbochannels.com that offers free real estate classifieds in 11 major cities, and Florida.
